1) Photos that stop the scroll

  • 12–20 bright, horizontal images (no verticals).
  • Shoot mid-day; all lights on; blinds open; counters clear.

Opening sentence (≤160 chars): beds/baths, city, lot status + exact lot rent, top upgrade, finance note.

3) Answer the money & approval questions up front

Buyers act when friction drops.

  • Lot/land clarity: lot rent + what it includes; or taxes/HOA if on land.
  • Approval path: park application + timing, or standard mortgage steps.
  • Finance note: “Chattel/land-home options available; ask for lender list.”

Bullet specs (copy/paste)

  • Year/model, size
  • Roof/HVAC ages
  • Tie-downs/skirting status
  • Appliances included
  • Parking, pet rules
  • Community amenities

4) One-tap contact + fast response
